Novmeber Updates from Carolyn

The Presidential Election has been extremely passionate this year. Controversy, emotions, and varied opinions have been highlighted by the media for the past year. Concerns over the stock market, housing, foreign affairs and taxes have been brought to the forefront by these elections. In truth, I can't remember an election where I have been bombarded with so many auto-dialed messages and polling. Whether you are a Democrat, Republican, Independent or other party it is amazing to have the freedom and the opportunity to express your views, emotions, and concerns about our government. I am proud that we can vote and choose our own government. I hope that you had the opportunity to express your views and get out the vote.
The housing market continues to be a very local phenomenon. I have neighborhoods that are selling with the same fast and furious pace as in 2004. Multiple offers are common as are contract escalations. Yes, that is correct. Prince Willliam County pricing, in particular, is so attractive that we are seeing bidding wars on many of the bank owned and other properties priced to sell. First time home buyers are out in force, looking for great value and deals. I am seeing average days on market now under 30 days in many communities. You would not believe that if you listened only to the media. While there is definitely a tightening in lending guidelines, people are out there buying homes. I am also seeing an increase in investor activity. With the volatility in the stock market, many investors are looking for an alternate investment in the housing market. On a personal note, I am still recovering from my knee surgery. It is a long process and I have very little patience! I just want to run and go go go. For those that know me well, you truly understand! While I may complain about my knee and my recovery, I am so very thankful that it was really only my knee! My kids are doing well and are enjoying their Sophomore year at Battlefield High School. My husband is also doing well. I owe them a huge THANK YOU! With the hours that I put in, I am blessed with a very supportive family. I love it when you all shoot me back a quick email and keep me updated with your lives and family. Best wishes for a Happy Thanksgiving. I hope that you have the opportunity to be with special friends and family.
