As the cliché saying goes, now may actually be the best time to buy a home in Dominion Valley Country Club.  As I review economic statistics, inventory data, days on market, and interest rate data, now is an amazing time to buy a home in Dominion Valley.  There is ample inventory available for those families that wish to step up to a luxury single family home in the community.  Many sellers are willing to accept contingent offers and interest rates are crazy low.  Economic and monetary policy have mortgage professionals anticipating interest rates to rise next year.  Some area lenders are forecasting a 1% uptick by year end of 2015.  Let’s take a look at the interest rate impact for home sales in this community…

Rates May Rise in 2015 -  As expected, the Federal Reserve has confirmed that it would end its bond-buying program known as Quantitative Easing (QE).  QE is economist lingo for the Federal Reserve purchasing of bonds to lower long-term interest rates.

So what does this mean?  Ending QE isn’t “putting on the brakes.”  It’s just easing off the accelerator.  Rates will not shoot up by 1% overnight.  The Fed’s bond holdings will naturally shrink over time as bonds come due.  This will put pressure on the Fed to raise short-term rates by the middle of 2015 and long-term interest rates will

It always amazes me how the average buyer rushes to purchase in the heat of a Seller’s market and then they sit on the side lines in the midst of a market shift or Buyer’s market.  One would think that buyers would come out in droves when there is ample inventory and a decline in buyer activity to take advantage of lower prices and inventory selection. But unfortunately, home buyers do not act in a way to take advantage of these market changes.  Investors in the stock market take advantage of dips and rush to buy during a down turn.  Why don’t buyers in a real estate buyer’s market do the same?  I believe that most buyers do not look at their home purchase as an investment as an investor in the stock market looks at their stock investments.  The purchase

High density power lines could be popping up near homes in Gainesville and Haymarket. Making way for projected electricity demand in Prince William County, Dominion Power is proposing to add a 230,000 volt line spreading across six miles along I-66.  Neighborhoods that are potentially to be affected are Somerset Crossing, Broad Run and Greenhill Crossing. Homeowners are showing much opposition to this proposal with concerns of reduced property values, health concerns, and disturbing protected area wetlands. 

Dominion insists that this is still in the planning stages and will meet with the residents publically on September 10th at Battlefield High School. Dominion maintains that they are trying to stay ahead of the growing Haymarket population though
