July is upon us and that means we are just weeks away from this month’s big event: The 2015 Quicken Loans National Tournament. Residents and the community are excited to welcome the major event.  We have not seen a major event here at RTJ since 2005 when the course hosted the President’s Cup.  The Quicken Loans National will bring 120 of the top professionals from the around the world and plenty of fans to cheer them on.

Tickets for the event are still available here, and each ticket sold makes a huge impact. As we near the culmination of a major roadway project here in Gainesville, VA our neighborhood communities are certainly feeling the effects. Currently, the commute to and from Lake Manassas  as well as several other communities has much improved now that the new overpass off of I-66 has opened and there is no longer a light at what was formally the Linton Hall Road intersection. However, Virginia Oaks and Broad Run Oaks have been impacted with heavily increased traffic diverted through what are normally family friendly quiet neighborhoods. Currently, the communities have become a thoroughfare for many trying to cut through and avoid the construction on Route 29. Often when homebuyers hear the word “condo” the image that comes to mind is apartment styled units. This style of condo is prevalent in Northern VA and provides one level living and is often seen in high rise buildings. These high rises often come with many amenities to include pools, concierge services, secured entry, grounds maintenance, on site gym facilities, sports courts, ect. People often ask us about what we think their home is worth on the market right now. More often these days, by the time they ask a REALTOR, they have already visited one of many websites and consulted an "automated valuation model" for a rough guesstimate on what their home is worth. We are seeing more and more of that, and I thought it would be good to explain WHY those tools are so often wrong and additionally, how to avoid the problem of overpricing or underpricing your home.

One of the questions that we get asked quite a lot is about the drive / commute times between Northern Virginia cities. Many of our clients who are coming from out of town need this information to help them decide where it is best to live. We could not find this information anywhere, so we created it.

The chart that you see below is for NON-Peak drive times. During PEAK times a good rule of thumb is to double these times. While these are not hard and fast rules, they do give you an idea of what you can typically expect.
