A personal floor plan review...Lake Manassas and the Airston Rutledge Model

Floorplan Design and review…The Airston Rutledge Model found in Lake Manassas.  This home was an extremely popular home model built on the West side of Lake Manassas.  The Rutledge model is currently not available for new build; however, we do see a few Rutledge models per year appear on the market as re-sale options in Lake Manassas.  This home offers several exterior elevations.  The exterior can be Stucco, brick or Hardiplank.  My favorite Rutledge elevation at Lake Manassas offers a front porch.  As a resident of Lake Manassas and a Rutledge model owner, I thought the best place to start would be from my own personal experience as a home owner. 

First, here is an over view of the basic features and amenities of this home. The floor plan is somewhat traditional.  The main entry offers a spacious foyer and is flanked by the formal living room and formal dining room. Both of these formal spaces are quite large.  The dining room is very spacious and allows for an expanded dining table that comfortably seats 10 to 12 people.  Hardwood flooring was a common if not standard feature for the formal areas of this home.  At the end of the foyer one must step down into the family room.  This room is very spacious, especially in Rutledge models that enjoy a 4 foot bump out extension.  Some also enjoy bay window extensions.  This room is separated by the kitchen with a dual sided fireplace.  The kitchen is very large and offers ample cabinet space, huge kitchen island with gas cook top, double wall oven, dishwasher, pantry, and built in microwave.  The kitchen offers plenty of room for a second full sized dining table.  My home offers a large deck off the kitchen which is frequently used.  We enjoy breakfast lunch and dinner whenever the weather permits!  The kitchen drawback, in my opinion is the double sided fireplace position.  The fireplace blocks  the view to the family room.  In my home, if I am in the kitchen, my view to the family room is obstructed and the TV impossible to see.  A work around would be a second television over the mantel.  The laundry room is off the main level and adjacent to the garage.  I love the location of the laundry room.  It is out of the way and not in the basement.  We are an outdoor loving family and having the laundry near the garage makes it very convenient for quick clean ups!  The main level also offers a powder room and lovely office.  The upper level configuration makes sense for my family and many other families.  The master bedroom is HUGE! There is also a large sitting room in the master and a luxury master bathroom that offers soaking tub, abundant windows for natural lighting, huge shower, water closet, and dual vanities.  There is also a very large linen closet in the master bathroom.  The closet space in the Rutledge master bedroom is surprisingly small for the size of the bedroom.  The work around for this would be to remodel the sitting room area into a huge master closet.  We seldom use the sitting area and the additional closet space would be a good alternative use of this space.  The rest of the upper level is amazing for my family.  Since we have triplets, two boys and one girl, we truly appreciate the upper level bedroom configuration.  Our daughter enjoys a spacious bedroom with a walk in closet and a private bathroom.  Our boys each have their own rooms with walk in closet and share a Jack and Jill styled bathroom.  This bathroom is ideal.  It offers dual vanities, and an enclosed water closet.  It is spacious and both boys can get ready without hassling the other!  The lower level of the Rutledge model, if finished, can offer a variety of options.  The builder included a 3 piece rough in for a full bathroom.  In our model we added additional plumbing capacity and opened up finishing options that made sense for our family.  The typical finish on the Rutledge offered a den, recreation room and full bathroom.  I have also seen other homes that utilized the plumbing rough ins to add a wet bar adjacent to the bathroom wall In the recreation area.  In our lower level we customized the expansive space to offer an office area, huge recreation room/media area, wet bar with dining area, gym, full bathroom and 5^th bedroom.  This area is amazing and allows for great entertaining options.

Many Rutledge models in Lake Manassas are sited on the Stonewall Golf Course and or offer beautiful views of Lake Manassas.  The builder was generous with landscape designs and in-ground sprinkling systems on all units.  The exterior living spaces were often customized by the homeowners. Overall above grade square footage ranges from 4000 to 4600 square feet.  Finished basement can add an additional 2000 square feet or so living space.  If you are shopping for homes in Lake Manassas and happen to have an opportunity to purchase an Airston Rutledge home, you will not be disappointed.
