A Floor Plan Review of Brookfield Home’s Canterbury/Colby Model  (same basic model, just a different name from community to community)

This stunning floor plan is currently available for new construction in Brookside (Warrenton) and Saranac Lakes (Gainesville).  Both communities offer outstanding community amenities and are convenient to shopping, dining, entertainment, and commuter access.  The Canterbury may also be available for resale in the Braemar community in Bristow.  This successful floor plan is spacious and ideal for large families or for families that like to live large!  When a visitor walks through the front door of this model, they enter into a foyer that has access to a formal living room and formal dining room.  The home showcases a mid home staircase that accesses both the upper level and the lower level.  There is a powder room off the main hall in the foyer area.  The main hall drifts to the back of the home where a private office area is found.  The office may be upgraded to offer a bay window and is filled with abundant natural lighting.  The main level’s highlight, in my opinion, is the incredibly open and spacious kitchen/family room combination.  This is one of my favorite kitchen/family room combo’s on the market today.  This gourmet kitchen offers all the necessary ingredients for entertaining and everyday family living.  The kitchen enjoys double wall ovens, built in microwave, large island with cook top, abundant counter space, abundant cabinet space, and walk in pantry.  The kitchen enjoys a breakfast area that has access to a deck or future deck.  The kitchen also opens to a very large family room.  I strongly recommend that home buyers building extend the family room.  This expansion will increase available living space and also create a grand family room.  There is a mud room and a laundry area adjacent to the garage on this level as well.  The upper level of this home offers 4 bedrooms and three bathrooms.  The stair way creates a unique divide between bedroom 2 and the hall bathroom (the review is based upon the alternate upper level floor plan as seen in Brookside).  Bedroom 3 is a true “Princess Suite” and offers a full bathroom and walk in closet inside the bedroom.  Bedroom 4 is, in my opinion, awkward.  This room features sharp angles and may be challenging for furniture placement.  Bedroom 4 also offers a walk in closet, in fact, all the upper level bedrooms offer walk in closets.  This is ideal for storage and wardrobe.  The alternate upper floor plan master is very spacious and enjoys luxurious appointments.  These appointments may include, sitting area, fireplace, coffee bar, and numerous windows.  The master suite comes equipped with a luscious bathroom and two large walk in closets.  The master bathroom enjoys separate water closet, garden soaking tub, dual vanities, and separate shower.  The finished lower level is expansive.  The Canterbury offers a great recreation room and den/5th bedroom option.  Storage even with the finished basement remains ample.  Walk up and walk out options are available.  The model in Brookside enjoys a level walk out basement and is a great place to entertain or hang out.  The exterior varies and has several elevations to keep community diversity, even with the same floor plan.

This floor plan enjoys a formal element and an informal element.  This floor plan will appeal to the family with a flair for traditional with a little added character.  If you are interested in seeing or purchasing a resale Canterbury or customizing a new Canterbury or Colby, as always, I am happy to assist!
