Is Centreville, VA Worth $125,000 More Than 7972 Canova Forest Ct., Manassas, VA?

7972 Canova Forest Ct., Manassas, VA is a stunning listing that is only a few years young with lovely appointments, updates, 3 car garage, and 2 acres on a private cul-de-sac lot. This home is move in ready and currently listed at $675,000. A comparable home in Centreville will likely list and sell for $800,000 or more.

The distance between these locations is roughly 15 miles. From a commuting time on Route 66, that would be a 50-minute commute to Washington DC or a 45-minute commute to Crystal City from the Centreville location or a 1 hour and 5-minute commute to Washington DC and a 55-minute ride to Crystal City from Manassas without traffic. Both of these locations are an equal distance to the VRE, roughly 6 miles. So Commuting times for those using public transportation via the VRE will be the same. If the commute is to Reston or Tysons Corner, there is a 20 minute driving time difference without traffic each way, favoring Centreville and all points north in general.

School Scores for test results are high for both of these areas; however, the scores are actually higher in Manassas. My listing on Canova Forest's test results for the Elementary school is a 7 out of 10, 8 out of 10 for the middle school, and 7 out of 10 for the brand new Colgan HS. The Centerville area targeted near Virginia Run have the elementary test scores at 5 out of 10, middle at 9 out of 10, and 6 out of 10 for Westfield HS.

The Amazon or Crystal City commute is roughly the same for those using public transportation via the VRE. The drive time without traffic is roughly 10 to 15 minutes in favor of Centreville; however, in traffic, this difference can easily be an additional 30 minutes or more. For future Amazon employees, Manassas is a great location when using the VRE and a bargain to boot. The monthly cost difference at current interest rates for $125,000 in purchasing power is $615 per month. That's HUGE! So for all those future Amazon or Crystal City/VRE commuters, take a closer look at this fabulous Manassas location! This great opportunity is also very convenient to the new Cloud HQ compound a few minutes away on Route 234. This location is also a winner for Micron Employees!
